Award winning, LEED Gold targeted Arya Residence, is due for completion, the first quarter of 2014. Tower 2 has been launched after strong sales from Tower 1, have seen over 70% of apartments sold off the plan, in a short period of time.

Facade treatments are well under way at Arya, with options provided for the horizontal louvres to feature at the top of the building. Mock-ups of the sun shading devices, will be provided on site, to evaluate the best colour fit for the building. The light colouring of the building was designed, to best reflect the strong heat loads on the building, prevalent in the Philippines.

With Arya Residence LEED Gold and BERDE certification targets, as well as the signature 180 Brisbane, commercial office tower, 6 Star Green Star target, Crone Partners are becoming renowned for their expertise in Green Building Design.

The article, “A Natural High. Vertical Garden Living at the Heart of Ayala Centre”, was published in the Travel Life Magazine, February / March issue 2013. AYALA Land Premier, kindly gave me a tour of the marketing suite, for the Crone Partners designed, Garden Towers, last week in Makati. Currently 50% of apartments are sold in tower 1, with the expectation of 70% to be sold by October this year. Preparation of marketing material for tower 2 is well underway and we hope Ayala Land Premier, will again request additional works on the Design Development Stage, as provided for tower 1. Fingers crossed.

Garden Towers, is a twin tower residential development, located in the heart of the Makati retail district, in the Philippines. The project consists of residential, retail and basement car parking levels. The towers were designed by Crone Partners, for AYALA Land Premier, in 2012. The premium grade residential towers, are 51 and 60 levels each, with a total gross floor area of 127,000sqm. The site area is 9,000m2 and the first tower was launched late 2012. The first tower has 340 apartments in 1 bed, 2 bed, 3 bed and 4 bed configurations and at the “soft launch” in Makati, 35% of apartments were sold off the plan. Most popular to sell, have been the 2 and 3 bedroom apartments.

Special features of the design, include a garden lobby that connects the towers at the Porte Corche drop-off. An internal private garden for residents, connects the site to the Glorietta Shopping precinct and Palm Promenade dining strip. Sky gardens are located at every fourth level of the tower, providing framed vistas from corridor spaces and areas of respite for residents in a garden environment. Sun Rooms are a feature of the apartments, allowing balconies to be extensions of the living spaces, throughout the year.

The Arya Residences is located on Mckinley Parkway, Bonifacio Global City. The site is approximately 30 minutes drive from Makati, in the Philippines. Arya is a twin tower, high rise development, with over 640 premier grade residential apartments and 500 car spaces. The project has a GFA of 76,300m2. Facilities in the development include; 24 hour concierge, retail, health club, spa, gymnasium, pool and private library. Tower 1 is currently under construction and due for completion in 2013. The Arya Residences is the flagship project, for ArthaLand Corporation and designed by Crone Partners in 2009.

The development creates a lifestyle community with the mantra “live, work and play”, providing facilities and amenities convenient to the resident, encouraging people to stay “at home”, because everything you need is there. The site is in close proximity to the High Street shopping boulevarde, schools, markets, parks and health care facilities.

The architecture is modern and responsive to the environment, with strong sustainable design initiatives. The Arya Residence is targeting both a US LEED “Gold” rating and PhilGBC BERDE Rating. Arya is the first residential building in the Philippines to apply for a dual green building certification, challenging popular culture in the Philippines.

The Arya residence recently won “Best Residential Development” in the Philippines at the 2012 South East Asia Property Awards and is being praised by local and international markets, for promoting green buildings.

finger wharf

The Finger Wharf is a wharf in Woolloomooloo Bay, Sydney, Australia. The structure is the longest timbered-piled wharf in the world, and was completed in 1915.

The Finger Wharf was an operational working wharf for much of the 20th century. By the 1970s, new container ports with larger wharfing facilities and cruise liner terminals around the city meant the usage of the wharf declined. By the 1980s the wharf lay derelict and empty and in 1987 the state government decided to demolish the Wharf.

A new marina and resort complex was approved to replace the wharf in Woolloomooloo Bay, but when demolition work was due to begin in January 1991, locals blocked entrance to the site. Unions imposed a Green ban which stopped demolition crews from undertaking work.

Due to such a strong public outcry it was decided that the existing wharf would instead be renovated into a boutique hotel, featuring 104 guestrooms, loft-style suites and private residencies. Walker Corporation undertook that renovation. The hotel features several restaurants and bars, including the popular Water Bar, frequented by many visiting local and international celebrities. The hotel was officially launched as “W Sydney – Woolloomooloo” and it was W Hotels’ first property to be launched outside of the United States. The hotel’s licensing to Starwood Hotels & Resorts expired in 2007 and re-branded as “Blue Hotel”, managed by Taj Hotels & Resorts. Notable residents include actor Russell Crowe and media personality John Laws.
