Narrabeen Beach House under Construction

What a nice treat, to get out of the house and visit our project under construction in Narrabeen! Due for completion in August 2020, this 5 bedroom beachfront house, is a minimalist modern box, with sweeping views of Narrabeen beach.

You know I still get an adrenlin rush, walking around site and seeing a building come to life! This site visit was no different. Very exciting and very happy with the work done by Buildworx.

Looking forward to watching this one progress, the first high end housing project to be built, since starting our practice in 2018.

Narrabeen Beach House Approved

Our Narrabeen Beach House was determined by the Northern Beaches Council last month. Very happy and relieved to finally receive Development Application Approval. A long process due to a Submission at the final hour of the Public Notification Period, from a resident living 2 blocks away from our site, regarding View Loss. Interesting, considering the adjacent neighbours supported our proposal and council’s feedback, following our Pre-Lodgement meeting was complimentary and supportive. You always get one! The process involved, community consultation, an independent planning assessment, erection of height poles, a View Loss Analysis submitted as part of the DA Documents, and presentation to an in-house Planning Panel at Northern Beaches Council.

Looking forward to seeing this one come out of the ground over the next 6-8 months, working with Maurice and Nuno from AURORA Design! Also a big thanks to Natalie Nolan from Nolan Planning Consultants who provided a fair and thorough independent assessment of the submission and to Northern Beaches Council for supporting our project.

A beach life

One of the last vacant beach lots in Ocean Street Narrabeen, our site is an architects dream. For starters, the site has direct frontage onto Narrabeen beach and we work with a wonderful, design savvy client, who wants a modern, minimalist home for her extended family to enjoy. Modern materials of precast concrete and timber, combined with large expanses of glass are used to create spacious interiors, flooded with natural light. The house takes full advantage of uninterrupted views of the ocean and sits comfortably in the northern beaches context and lifestyle – Healthy living, fresh air and the captivating roar of the ocean.

Our narrative is that of discovery. Our design consists of 2 offset rectangular boxes that respond to the context. At the junction of the 2 boxes are the circulation spaces, running along a lineal spine and framing a spectacular view of the ocean from the entry. Private spaces are located in the southern box and entertainment spaces in the northern box, including a Japanese style private courtyard with water feature. An open and spacious design, large windows slide and doors pivot, to allow the outside to merge with the inside. As you enter the building you are drawn down a corridor that opens up different experiences, from the internal courtyard to the feature stair & skylight, arriving at the elevated kitchen and living spaces, orientated to capture the stunning views of Narrabeen beach.

Garden Towers, is a twin tower residential development, located in the heart of the Makati retail district, in the Philippines. The project consists of residential, retail and basement car parking levels. The towers were designed by Crone Partners, for AYALA Land Premier, in 2012. The premium grade residential towers, are 51 and 60 levels each, with a total gross floor area of 127,000sqm. The site area is 9,000m2 and the first tower was launched late 2012. The first tower has 340 apartments in 1 bed, 2 bed, 3 bed and 4 bed configurations and at the “soft launch” in Makati, 35% of apartments were sold off the plan. Most popular to sell, have been the 2 and 3 bedroom apartments.

Special features of the design, include a garden lobby that connects the towers at the Porte Corche drop-off. An internal private garden for residents, connects the site to the Glorietta Shopping precinct and Palm Promenade dining strip. Sky gardens are located at every fourth level of the tower, providing framed vistas from corridor spaces and areas of respite for residents in a garden environment. Sun Rooms are a feature of the apartments, allowing balconies to be extensions of the living spaces, throughout the year.
