A few weeks ago, Vish and I travelled to the Philippines to be part of the Austrade and the Australian Governments’, “Celebrate Australia Day” program in the Philippines. Unfortunately, we missed out on our Australia Day public holiday in Sydney, but fortunately, we were able to spend quality time with our friends in Makati.
We visited the Arya Residences on McKinley Parkway to take some photos of our development designed in 2009. Arya is nearly complete, a twin tower, LEED Gold certified, sustainable development located in Bonifacio Global City. The site is located just 20 minutes drive from Makati…….on a good day……for those that understand what Manila traffic is all about. Arthaland’s signature project, the Arya Residences, is highly acclaimed both in the Philippines and abroad, having won several awards at the East Asia Property Awards and the Philippine Property Awards.
We met with CASAS Architects to discuss 2 projects we are collaboratively working on in Cebu; TAFT East Gate in Central Cebu for HT Land and The Bond House (CASAS have named the house, the “Iron Man House”, which we like as well) for a private client in the Hills of Cebu.
This is a view of one of the many study models of the House. We have just finished Schematic Design and are now looking into a Design Development Phase for the interiors. You can see from the photograph the design incorporates an expansive entertainment deck and wet edge swimming pool that runs the full length of the deck. An amazing spot for a party! The house gently lands on a steep sloping site, with stunning views of the country side, a tree lined ravine and pocket glimpses of the Mactan Channel in the distance. The design promotes sustainable living with a series of Green Initiatives integral to the design including; passive solar control, natural ventilation, atrium stack effect cooling, sun shading and PVC technology.
Taft East Gate is a 4 tower development in Cebu for Taft Property Venture Capital and includes residential, Commercial, Hotel and a retail shopping centre. Tower 1 documentation of the residential tower is complete. Site works have commenced and the display suite should be operational by next month. The design incorporates a “crinkle cut” facade to the towers, creating movement and drama and essential shading to the apartments. The image below was provided courtesy of CASAS Architects.
Another major site in Makati we visited was our Garden Towers project, a Premier Grade twin tower residential condominium development for AYALA Land Premier. The 2 towers will be quite stricking on the city skyline and will reach a similar height to the towers you can see in the background of the photo below. The project features green sky lobbies, summer gardens, extensive landscape areas and a green wall at the porte corche drop-off. A quality development located in the heart of the shopping precinct in Makati, promoting a healthy lifestyle and work / live environment.

Ayala Land Premier
The name “Garden Towers” was derived from a number of green initiatives in the master plan, including green landscaped gardens, green roofs, a green wall at the entrance of the residential development and green sky lobbies designed every 4 levels of the tower.
Garden Towers is an AYALA Land Premier Grade development located in Central Makati in the heart of the Retail Precinct. Our role was the early design phases; Concept Master Plan, Schematic Design and Design Development Review and the local architect AIDEA produced the Detail Documentation.
The Condo’s are selling extraordinarily well. In August 2015 Tower 1 was 92% sold and Tower 2, 70% sold. I wish I had the money and I would have bought one myself.
Filinvest’s signature commercial development, designed by Crone Architects, is full steam ahead under construction in the Philippines. The site is located at Filinvest City, Alabang and has a total GFA of 180,000m2. Filinvest aim to complete the basement parking, ready for use by June 2016 and the target completion date for Tower 1 is June 2017. The development which includes 4 BPO (Business Process Outsourcing) towers, car parking, civic park and F & B retail, is due for completion 2022 and targets a LEED Gold Environmental Rating, through the US Green Building Council.
The concept, resembling a butterfly shape in plan, assembles 4 towers around a central park and retail hub creating a quiet respite for the North Cyberzone Business Park community.
The property market is going gangbusters in Sydney and the Sydney surrounding suburbs. Some of the work I’ve currently been involved in is preparing IM’s (Information Memorandum’s) and Concept Design Reports for Clients and Real Estate Agents, to help them understand the full potential of their development. We work together to come up with a strategy, maximizing the sites potential and creating a Vision. The site can then either be sold or developed by the clients themselves. Below is a write-up prepared for the sale of 12 Help Street, Chatswood and CGI images of the building designed for our client and CI Australia.
12 Help St is an exciting opportunity in the heart of Chatswood. The site offers the potential to contribute to the growing CBD skyline, promoting tall buildings along the rail corridor. It is conveniently located close to transport links to the Sydney CBD and only a few minutes away from Chatswood Station, Specialty Retail, Restaurants, Markets, Parks and the Pacific Highway. Future redevelopment offers the purchaser the chance to create a landmark destination. Potential arises for an iconic tower, 38 levels in height, with an FSR currently not utilised at 10.5:1.This unique opportunity allows for a variety of programs including commercial, residential, retail, hotel and serviced apartment uses, in a thriving Chatswood market.
Only a few months to go before Crone Partners “180B” signature commercial development, reaches practical completion. 180 Brisbane is a 34 level commercial office tower, with 3 levels of retail and 5 levels of basement parking and estimated construction cost of $300m. Crone Partners designed the building in 2010 for Japanese client Daisho and construction giants Watpac. The project is due for completion November 2015. Crone architects have worked collaboratively with Watpac on a number of significant Commercial Office buildings in Australia, including the Telstra Tower at 275 George Street Brisbane and 333 George Street in Sydney. 333 George Street is also under construction and due for completion this year.
180B is ambitious, gutsy and a highly intelligent building. The tower will be Brisbane’s first 6 Star Green Star V3 certified office building and aiming for a 5.5 Star NABERS Energy Rating. This is the highest sustainability rating attainable through the Green Building Council of Australia’s rating system and described as “World’s Best Practice”.
The structural design is innovative using a side core to straddle the Brisbane railway lines that run directly under the site. The lift cores act as a beam to span over the railway tracks. Crone worked with Hyder structural engineers to develop the structural system and a series of large diagonal trusses to support the typical floor plates. This strategic thinking helped unlock the opportunities of the site. The resulting floor plates are regular in shape, open planned and saturated with light and spectacular views. It was through this innovative thinking, Crone were able to win the project through a Design Review Phase, against 6 major architectural firms in Australia. Other key issues that informed the design where overshadowing of King Georges Park, the requirement for a through Site Link and Wind Amelioration.
The Brisbane River super graphic, so dominant on the facade and no doubt controversial, becomes a theme throughout the development. It’s a signature to the building easily recognizable from a distance. A very bold idea, the Brisbane River is pix-elated on the North Eastern facade of the building through the use of a Frit on the glass. The Frit on the curtain wall panels is a rain drop pattern, following the theme of water and sustainability. The building itself has already been nicknamed the “Brisbane River Tower”
When complete this iconic building will truly transform the CBD and set a new standard for commercial buildings.
